I won't post a "disagree" to the answer above, but this phrase does not necessarily mean that both parties have to be present; as in many contracts the parties may only be represented, may agree to take turns etc., the important point is that they have an equal say, standing, voice etc.

El inmueble se entregará en el estado en que se encuentra a esta fecha, pero no sé cómo sigue la frase. Si alude a que se entrega amueblado, entiendo que es un inventario o listado de bienes muebles contrdictorio; si no, entiendo que se refiere a un informe contradictorio, tipo tasación, en la que se describa el estado del inmueble
