Para traducir la oración completa yo intentaría algo como

“El usufructuario vitalicio no podrá cometer deterioro doloso, intencional, premeditado o ruinoso, como derribar casas o cortar madera de árboles muy jóvenes, salvo disposición expresa de exención de responsabilidad por tales daños (absque impetitione vasti)”.

Dado que es posible que muchos, al igual que yo, desconozcan la frase en latín, pienso que es recomendable agregar una traducción al español.
Basándome en la definición dada por el Black’s, sugiero “sin responsabilidad por cometer destrozos/destrucción”, o algo por el estilo:


Absque impetitione vasti
Without impeachment of waste; without accountability for waste; without liability to suit for waste. A clause anciently often inserted in leases (as the equivalent English phrase sometimes is) signifying that the tenant or lessee shall not be liable to suit (impetitio) or challenged, or called to account, for committing waste.
